Our Story: Chartered Surveyor Excellence Since 2009

Survey Merchant UK was founded by surveyors who recognised the need for transparent, client-focused property surveying services, serving clients across London, Birmingham, Manchester, and Bristol.

Having evolved into a comprehensive consultancy, our panel of qualified and accredited surveyors now undertake everything from building surveys and homebuyer surveys to valuations, party wall and complex commercial dilapidations, always maintaining the high standards expected of CIOB, RPSA and/or RICS.

Over 15 years, the surveyors have completed thousands of surveys and valuations. Each chartered surveyor holds recognised qualifications and has passed examinations such as the Assessment of Professional Competence (APC). Each surveyor is also committed to continued professional development (CPD) and excellence in the field.

Hendrika has over 10 years' experience in building surveying and property consultancy. She founded Survey Merchant UK after recognising the need for honest, client-focused surveying services.

Her career began with a major international firm where she specialised in building surveys for valuable properties and complex structural assessments. Hendrika's expertise spans residential and commercial building surveying, with particular knowledge of Victorian and Edwardian construction.

Hendrika has undertaken thousands of building surveys and acted as expert witness in numerous property disputes. She mentors trainee surveyors and is passionate about raising standards in the surveying profession, regularly contributing to industry events and discussions.

Sarah specialises in residential building surveys and homebuyer reports. With more than 7 years of experience, she brings detailed technical knowledge and excellent communication skills to every survey.

After completing her degree in Building Surveying, Sarah trained with a national practice. She quickly developed a reputation for thorough surveys and clear, accessible reports that homebuyers genuinely understand.

Sarah is particularly skilled at identifying damp issues, structural problems, and defects in modern construction. Her expertise as both a building surveyor and valuer allows her to provide comprehensive property advice. She's passionate about helping first-time buyers navigate the property market with confidence.

Sarah maintains her professional competence through ongoing learning, regularly attending seminars on building pathology and construction technology.

James specialises in party wall matters, project management, and building surveying for construction projects. His practical approach and construction background make him particularly effective at managing complex building works.

Before becoming a surveyor, James worked on-site as a construction manager, giving him hands-on understanding of building processes. This practical experience, combined with his academic qualifications, creates a unique skillset.

James has acted as party wall surveyor on over 300 cases, representing both building owners and adjoining owners. His diplomatic approach and technical expertise help resolve neighbourly disputes efficiently. He's also experienced in project management, overseeing renovations and new builds from conception to completion.

James stays current with building regulations and party wall law through ongoing professional learning. He's known for clear communication and keeping projects on track and within budget.

Rebecca is a valuation specialist with 14 years' experience in property valuation across residential and commercial sectors. Her expertise in land and property valuation makes her an invaluable member of our panel.

After graduating with distinction from a Real Estate programme, Rebecca gained experience with major valuation practices. She specialises in mortgage valuations, probate, expert witness valuations, and complex portfolio assessments.

Rebecca's deep understanding of UK property markets, particularly in London and Birmingham, ensures accurate valuations that lenders and courts trust. She's acted as expert witness in numerous property disputes and provides valuation advice for commercial dilapidations settlements.

Rebecca takes her professional obligations seriously, undertaking regular continuing education to maintain her expertise. Her reports are detailed, well-reasoned, and stand up to scrutiny from lenders, solicitors, and HMRC.

Why CIOB, RPSA and/or RICS Chartered Status Matters

Understanding the difference between a surveyor and a chartered surveyor

Not all surveyors are chartered surveyors. The distinction is crucial when choosing who to trust with your property decisions.

What Makes a Chartered Surveyor Different?

Recognised Qualifications: surveyors that are chartered hold accreditation under CIOB, RICS, etc. This ensures they have comprehensive theoretical knowledge of construction, property law, and surveying practice.

Rigorous Assessment: after university, trainee surveyors must complete 24 months of structured training and pass the Assessment of Professional Competence (APC) with RICS for example. This practical assessment tests their ability to apply knowledge in real-world situations. Other professional bodies have similar examinations.

Chartered Membership: Only after passing examination can surveyors use the designations MCIOB, MRPSA and/or MRICS.

Professional Standards: chartered surveyors are regulated with mandatory rules of conduct. They must maintain professional indemnity insurance and can be disciplined for poor practice.

Continued Professional Development: all CIOB, RPSA and/or RICS chartered surveyors must undertake CPD annually, ensuring their knowledge stays current. This lifelong learning commitment maintains the high level of skill expected from qualified surveyors.

Different Specialisms: the surveying profession covers 22 different specialisms including building surveying, quantity surveying, valuation, land surveying, and project management. Each chartered surveyor focuses on their particular specialism while understanding the broader built and natural environment.
